Commercial lock repair
Most commercial lock faults fall into a short list, and most can be fixed without replacing the whole lock.
Storefront door locks
Glass and aluminum storefront doors use a narrow deadlock with a swinging hook or bolt. Typical faults are a key that spins without throwing the bolt, a loose cylinder or a bolt that no longer reaches the frame because the door has dropped.
Mortise locks
Common in older DC office buildings. Springs, latches and cylinders wear out long before the lock body does. We rebuild them and keep the original hardware where it makes sense.
Commercial levers and knobs
Sagging levers, handles that spin freely and latches that stick are usually worn internal parts or loose mounting, both repairable.

Choosing the right grade and function
Two things separate commercial hardware from what goes on a house.
Grade. Commercial locks are rated for how many cycles they survive. A front entrance needs the heaviest grade. A rarely used closet does not.
Function. The same-looking lever can behave differently: always locked from outside, locked only by key, or lockable from inside by a button. Picking the wrong one is the most common reason offices end up with doors propped open or people locked out. We go through each door with you.
Doors on an exit route have to let people out without a key. We will point out where that affects the choice.
Repair or replace?
We repair when the lock body is sound and parts are available. That is usually the case with good commercial hardware, which is built to be serviced.
We recommend replacing when the lock was forced, parts are discontinued, the lock is a residential grade on a busy door, or it has already been repaired more than once.
If the door itself is sagging or the frame is damaged, the lock will keep failing until that is fixed. We will show you if that is the real cause.
